Our Property Managers are qualified and trained in laws relating to the Residential Tenancies Act and are professionals with the knowledge to be able to efficiently and speedily respond to any situation regarding their clients' properties.

Backed up by an administrative support team with the qualifications, experience and the latest technology ensures the monitoring of rental payments, maintenance of up-to-date records and provision of financial reports.

Rental Payments
Our accounts department offers prompt payment of all rental income. We produce rental statements weekly and a statement with a cheque can be forwarded to you, or your funds can be directly credited into your nominated bank account. This ensures there is no delay receiving your funds.

**Note – Banking monies directly into your account ensures immediate funds. (No “waiting” for cheque clearance!) This is because Changing Places guarantee these funds.

Rent cards & direct debits are offered to all of our Tenants which means The Tenant has no need to come into the office to pay their rent.

Maintenance
It is our policy that owners are contacted and authorisation obtained before work can be carried out (other than emergency repairs as stipulated in the Residential Tenancies Act).

Our department can organise any works to be carried out on your behalf, by a variety of trusted qualified trades people who look after all properties managed by our firm.

We can also use your preferred trade’s person to carry out any repairs.

Rental Reviews & Routine Inspections
Rents are reviewed annually, taking into account market conditions and any change in the actual property. A routine inspection is conducted on all properties undertaken for management to ensure the tenancy is running smoothly and to safeguard our client’s financial interests.

Rental Valuation
It is our responsibility to professionally recognise your property's rental potential. This is why our appraisal process takes into account similar comparable properties and rental market trends, which may affect your property. A realistic rental appraisal is essential to ensure your property should be let promptly, resulting in a better financial return on your investment in the long term.

Tenant Selection
We adopt a very strict screening process, which aims to obtain the best possible tenant for your property. Our detailed application form enables us to establish current and previous tenancy and employment history, as well as screening business and personal references.

We also complete a credit check on the tenants through National Tenancy Data Base. This company and its information is only available to estate agents and will advise us if the tenants have any outstanding debts or judgements against their name from previous lease agreements. This can protect you from poor tenants.

Once all this information has been obtained, we shall contact you direct to discuss the application on its merits, and the final choice of the tenant is your decision.

Lease Agreement
We prepare all the documentation, ensuring stringent legal compliance. It is also our responsibility to ensure that all requirements of the lease are clearly explained to the tenants at the time of signing this important document and the tenant has read and understand their obligations.

Communication
It is our policy to develop open and honest communication with our clients and to build mutual trust, and to maintain relationships with them. We deliver the highest standard of service without losing sight of the importance of personal contact.

Condition Report
Detailed preparation of the condition report is completed by our property managers both at the commencement and termination of the tenancy.

Copies of the Condition Report are signed and exchanged with the tenant and a copy forwarded to you for your records. This ensures that the property is maintained and left in good condition.

Landlords Input
You can choose to have as little or as much input in the management of your property as you desire. Your requirements will be discussed with you in detail and once agreed, we will ensure they are met.

How soon can I get a tenant for my property?
It depends on the season. We market your property the day it becomes available by placing the property on our Internet Site.

How do you ensure tenant quality?
Our aim is to provide the highest quality tenants for your property. Our tenant qualification includes:
- The completion of a detailed Application Form.
- The confirmation of the information given by the Tenant in the Application including source of income, employment, previous tenancies and references
- An inquiry to the National Tenancy Database.
